What Is Concrete Grind and Seal?

Transform your dull, dusty concrete into a stunning, rustic, warehouse-inspired look with ECS's concrete sealers. Whether you want to renovate your residential, commercial or industrial concrete slab, our concrete products not only enhance the appearance of your floors but also ensure exceptional durability and longevity.

The concrete grind and seal method provides a refined look similar to polished concrete, but instead of a high-gloss finish, the surface is ground to up to 400 grit to reveal some stone exposure and then topped with a protective coat for lasting resilience.

The concrete sealer in this floor system is crucial for shielding your concrete surfaces from damage, corrosion, and staining. It effectively block the pores in the concrete, reducing water and salt absorption, to create an impermeable barrier that prevents contamination.

Concrete Sealing Benefits

A concrete grind and sealed floor provide unique advantages that surpass other flooring options, especially in terms of durability, performance, and sustainability. Its clean, rustic appearance is increasingly making it the preferred choice for commercial, industrial, and residential spaces.

01

Durable and Long-Lasting

We use high-performance concrete sealing products that are built to withstand heavy traffic over the years. These seals are resistant to various types of damage, making them difficult to scratch or chip. Their non-porous nature prevents water and spills from penetrating or staining your floor and concrete slab, ensuring lasting durability.

02

Prevents Concrete Dust

Unpolished concrete tends to be porous, leading to dusting as it wears down. This dust consists of fine particles from the concrete, accumulating in cracks, seams, and dents. Not only is this dust a nuisance and health hazard, but it can also harm delicate equipment and products. Sealing your concrete floors significantly minimizes dusting and reduces wear and tear.

03

Easy to Maintain

With its smooth surface, sealed concrete doesn't trap dust, dirt, or allergens, making it easy to clean with just occasional damp mopping. A grind and seal floor eliminates the need for waxes or additional coatings, saving you time and money on maintenance. Additionally, sealed concrete resists marks from forklift tires and staining from oil and chemical spills.

Grind and Seal installation process

1.

We start by testing the concrete to determine its Concrete Surface Profile (CSP), ensuring we use the right diamond blades to achieve the correct texture for optimal bonding with the coating.

2.

After preparing the surface, we perform a deep cleaning to remove all dust and debris. Then, we wipe the area with denatured alcohol to ensure it’s completely dry and clean before applying the coating.

3.

Once we are happy with the look and feel of concrete slab we move onto applying a moisture barrier prime coat at the proper thickness. This seals the pores in the concrete and prevents any outgassing.

4.

The final step involves applying a sealer along with optional finishes and concrete dyes. For certain applications, we use a 100% solids High Wear Moisture Cure Urethane top coat. This sealer is non-yellowing and resistant to UV rays, scratches, and chemical spills.
